The Pitch:

Garden Centres, Farm Shops, Town Allotments, Market Stalls, Site Caravans and Renewable Resources are all experiencing popularity due to our need for recreation, local produce and environmental concerns. Corral Gardens combines all of these to enable rich to poor, able or less able, in apartments or terraces, the ability to 'escape to the country'. To Enable, with on-site business support, anyone to start up their own small business free of childminders and stress.

Land divided into gardens at a 'Peppercorn' rent. Each 'Corral' part of your own garden centre, your produce sold through the 'Barn Shop'. Socialise, Grow and Relax.

Is it going to be just another garden centre or plot of allotments crammed with greenhouses?. It sounds like a great idea, like you say at the end of the video about as green as it gets, but how achievable is it?

I intend that the individual Corrals will look similar to my own back garden; on one side grass, water features, seating and BBQ, on the other side a greenhouse, apple tree, raspberries etc. The aim being that socialising and relaxing are as important a part of being a Corral owner as growing product for your own consumption and resale. Overall the ambiance is to create a park atmosphere, visitors being welcome to walk around admire the views and purchase the product. The commercial hub will be near the entrance with a 'Barn Shop' retailing much as you would expect from a garden centre or farm shop.

Allotments provided by councils throughout UK are contractually restricted, in that, they are totally given over to crop production for the consumption of the tenant and not allowed to be used for any commercial purposes.

Yes its as green as it gets, where achievable every renewable recource availale will be employed from GSHP, Biomass, Wind and even the site vehicle may be powered by Solar PV.

The more we create flats and appartments the more achievable it is. If you look at the local occupancy rates for any council allotments, this will become very apparent. As a financial comparison take a sited caravan £xxx k for the van and £xxx per annum site fees. Whereas, our basic ground rental will be very minimal and scalable depending on the resources provided. In addition, the small business aspect for tenants will allow them to earn their ground rent + profits.
